Local Demographics - District Narrative

Fire District No. 1 is what is referred to as a bedroom community.  That is consisting mostly of one and two story single family residences. There are some attached townhouses and some one or two story garden type apartments.

Two shopping centers (South Brunswick Square Mall and the Kendall Park Shopping Center) are the mercantile base.  There are several small office complexes. The U.S. Route 1 corridor is mostly zoned for research and office is undeveloped at this time.

    Geographically the district is bounded :

  • on the south by U.S. Route 1;
  • on the east by Finnigans Lane;
  • on the north by State Route 27 (following the old road) and
  • on the west by a line drawn through the woods along block lines from the intersection of Old Road and Chinese Lane to the intersection of Stouts Lane and U.S. Route 1.
   As the district had developed and new block and lots have been established, the southern boundary now transgresses some property lines.  This has not been a problem as the fire protection services have agreed to use Gateway Boulevard as a dividing line.  From a tax perspective, the two districts involved have similar tax rates.  As of today the State of New Jersey has no enabling legislation to realign district boundaries.  Ultimately this situation will have to be addressed, hopefully when the area is fully developed in order that it will be addressed only once.
